MORE THAN ONE PATH HOME
One Goal. Several Paths to Explore.
Your credit score or down payment does not have to end the conversation. We help you understand which homeownership options may be worth exploring based on your complete financial picture.
680+ Credit: Explore a Potential 0% Down Option
If your estimated credit score is 680 or higher and you have stable qualifying income, we may be able to explore a 0% down purchase option. Closing costs and other applicable expenses are still required. Eligibility depends on income, debts, employment, credit, the property and lender or program requirements. Approval is not guaranteed.
Traditional Mortgage: Down Payment Starting at 5%
Qualified buyers may be able to purchase with a traditional insured mortgage and a down payment starting at 5%, subject to the purchase price, mortgage-insurance rules and lender approval. We can help first-time and returning buyers review suitable options and acceptable down-payment sources.
Certain programs may treat you as a first-time buyer if you did not live in a home owned by you—or, depending on the program, your spouse or common-law partner—during the current calendar year or the previous four calendar years. Each program has its own criteria.
Below 600 or Not Mortgage-Ready? Explore Rent-to-Own
If a traditional mortgage is not currently suitable, Rent-to-Own may provide time to improve your credit profile and prepare for a possible future purchase. Acceptance, upfront funding, monthly payments, purchase credits, fees and responsibilities depend on the written agreement. Future ownership and mortgage approval are not guaranteed.
Concerned About Upfront Costs?
Depending on your circumstances and the applicable program, we may be able to explore acceptable down-payment sources, lower-upfront-cost solutions or other homeownership options. Funds are not guaranteed, and closing costs may still be required.
A Changing Market May Create an Opportunity
Prices have softened in parts of Ontario, which may give some buyers more selection or negotiating room. Local conditions vary, and the right time to buy depends on your affordability, plans and chosen property.
